Commercial property rental tariffs and their determinants: a comparison between the National Housing Corporation and private landlords in Mwanza city’s central business district

Abstract

The study carried out looked into commercial property rental tariffs the case of National Housing Corporation and Private landlords in Mwanza in City’s central business district seeking to pin point city factors, which influence to the landlords to set rent. It looked into what explained different rent rates charged between the National Housing Corprration (NHC) and private landlords, properties found in the same area. Results revealed that private landlords were charging higher rent rates than the NHC. NHC’s rates were controlled by government which insistently propagated for rents below the market value. The private landlords and their tenants were tenants were unaware of NHC’s policy related to rent. The finding have implication for management and government polcy, NHC should set rent according to prevailing market forces so as to reduce high compete properties and complaints among its tenants. It was concluded that the Government should have a special a special agency that should deal with data bank related to rent at particular areas according to income levels.
