dc.description.abstractAfter 1990 in Tanzania there emerged Micro-finance institutions that specialize in the provision of Microfinance loans for house construction and improvement, such as WAT, Habitat for Humanity etc. Many studies had been carried out before this study, but the focus had only been based on micro-finance having been regarded as a successful instrument in lending to the poor for them to spend those loans on home improvements. This study was specifically carried out with special focus to understand the benefits of the housing microfinance which is the key element in the elimination of poverty on housing. Descriptive research design was applied because the problem was well known and therefore the desire was to test and confirm if Microfinance loans have provided any benefits to the beneficiaries. A total of 34 questionnaires were administered to WAT and Temeke habitat for humanity Microfinance beneficiaries. The study reveals that there is significant contribution that the Microfinance institutions have made improvement of the housing situation in Dar es Salaam. It can be generalized by the findings of this study to believe that all housing microfinance beneficiaries’ in Tanzania have benefited from the loans. Based on the research findings, this study recommends that some strategies need to be taken, for example the government to formulate regulatory framework and authority for these MFIs and monitor the benefit of its clients. The government through its relevant ministry and local government authorities should come up with planned clear residential areas that are affordable to many people so that people can build houses in those areas and ensure the same are attractive and can be acceptable as collateral by the lending institutions.en_US
