Abstract
Hotels are part of the Tourism Industry, which also includes the travel and transportation sectors. The hotel industry comprises hotels, motels, lodges, restaurants cottages and guest houses. These together are members of the hospitality industry which is part of the service industry. Following the liberalization of the economy in the 1990s, the country has seen growth in the hotel industry. This growth in this sector brought about stiff competition. Hence Hotels started experiencing hotel occupancy problems. The main objective of this research was to investigate factors that influence hotel occupancy in Dar es Salaam. The research methodology employed in this study was descriptive study. The study involved both qualitative and quantitative approach, and it was based on a cross sectional study, where a survey was conducted and customers in selected hotels were asked to provide information in order to generate answers to the research study. Three hypotheses were tested. The results revealed that services quality, price and location had significant influence on hotel occupancy. It was recommended that in order for all hotels to achieve good occupancies, should provide good quality services, improve on their marketing strategies and be more aggressive and finally should ensure that all hotel staff is well trained.
