Dynamics in the real estate investiment sector in Tanzania for the past 20 years. the case of NSSF and PPF

Abstract

Over the past 20 years, Pensions funds have been heavily investiment in real estate sector. However, performance of real state has generally been declining over the time. This is mainly due to the fall in the rental levels, voids, increase in supply of let table space in Dar es salaam City, information and fall in Tanzania currency. The study explored movements in real estate investiment sector for the past 20 years and its future implication using the case of NSSF and PPF real property investiments. Questionnaires and interviews were used to collect data. Results from the analyses show that the two Pensions Funds have invested highly in the real estate, but the sector has not be a bad investiment, but comprehensive appraisal must be carried out prior to making investiment decision. This study suggests an altenative way of investing
