Delivery challenges of design-build for private building contraction projects

Abstract
The Construction Industry plays a vital role m the economic and physical development of any country. In Tanzania, however, the performance of D-B projects is inadequate. This study identified the challenges faced by building contractors when executing D-B projects in Tanzania. The study was based on the information gathered from questionnaires supported by interviews. A sample of 26 contractors based in Dar es Salaam was selected through random sampling. 26 questionnaires were distributed to contractors and with rigorous follow-up a response rate of 100% was achieved. SPSS software was among the tools used to synthesize the data. It was established that, majority of the building contractors executed D-B projects despite of encountering several challenges during the scope. 81% response indicated that D-B projects were delivered on time and on budget at owner's satisfaction. 75% response indicated that D-B approach was better than D-B-B method on delivering construction projects. The response on major success factors for delivering D-B projects showed that:- 97% response needed D-B projects delivery processes to be mainstreamed in the regulatory framework; 95% response needed clear framework for delivering D-B private projects to be in place; and 85% response indicated that, construction firms lack appropriate professionals for delivering D-B projects in Tanzania. Evidently, challenges/drawback issues associated with the process of delivering D-B projects in Tanzania need promptly attention.
