Abstract
Real estate business is like any other business, for volatility of such business depend on supply and demand. Thus with more supply of housing in the market, rent decreases. In examining price determinants in real estate business, the study was conducted to be guided by the following objectives: to explore the involvement of rental accommodation in Kinondoni Municipality; to determine factors that show quality of real estates and to point out any measures in real estate business challenges. The researcher used the positivist research paradigm where facts were found from various concerned people. Chi-square tests and regression analysis were used in data analysis. It was found out that there was a strong positive association between rent paid and the condition of the building. However, there was a weak positive association between rent paid and size (area) of the housing estate. At the same time, the number of plots granted by the government were far less from applications for land allocation. Several suggested measures against challenges in real estate business include: establishment of a reliable data bank, the government should encourage private including foreign financiers to invest in real estate business, involve estate agents in design team, and the Rent Restriction Act of 1984 to be amended so as to give more power to landlords.
