| dc.description.abstract | This study was done to examine the factors affecting mortgage lending growth in Tanzania. Up to this point the conceptual framework was tested through a survey of four respondents from financial institutions (banks) and sixty nine households which are capable of taking a mortgage loan in Tanzania. Descriptive and inferential analyses are performed using five major factors. Results show that at the significant level, the land tenure system and the fluctuating interest rate affects mortgage lending growth therefore an increase of construction in un-surveyed areas gives the evidence of low level of borrowing from financial institutions for the purposes of construction borrowing. The major implication drawn from this finding is that, all issues concerning the availability of surveyed plots, land registration, land titling and the process of land acquisition should be well addressed so as to boost the mortgage lending. There is a need for policy to ensure the land available is surveyed, a need to ensure to availability of land title to the land owners, and furthermore, in order to combat high interests rates on the mortgage properties the government has to assure the development of the secondary mortgage market. | en_US |
