Everyone is entitled to own property and has a right to the protection of his/her property in accordance with the law. Any deprivation of property must be done with the authority of the law which provide for fair and adequate compensation. Regardless this legal position people still complain about inadequate compensation offered after displacements. Therefore this research aims at revealing whether the existing laws in Tanzania and Rwanda guarantee the right to real property and whether compensation offered after displacement is fair, adequate and prompt. Apart from that this thesis covers the aspect of property ownership at international level, the doctrine of public interest and its applicability in relation to displacements, conditions and procedures for displacements, assessment of compensations and consequences resulted from displacements. Chapter one is a general introduction and theoretical framework for the study. Chapter two covers displacements of Kipawa, Gasabo and Nyarugenge residents. Chapter three covers the aspect of fair compensation in displacement which took place in Kipawa, Gasabo and Nyarugenge.
