dc.description.abstractThe study aimed at assessment of performance of building construction projects in response to investors’ expectation in Tanzanian. The study identified the criteria used for investment decision in building project; evaluated investors’ perceptions on the performance of building construction; determined factors affect building construction project performance and proposed measures to enhance building construction project performance. Survey method was used to collect data from directors/managers of government and private institutions who were considered as investors in the study. Building consultants were also included. The study found that selling and/or rental price of the building in the area, infrastructures in the area, attractiveness of the location as well as population size and employment growth in the area were main factors/criteria considered by investors in building industry. It was revealed that investors are not satisfied with the performance of the building construction projects due to mainly poor quality of the buildings and bad use of the funds by contractors, which push up construction costs. Moreover, it was discovered that factors that highly affect performance of building construction projects were incompetent designers/contractors, design changes, improper techniques and tools used and materials shortage also harsh climatic condition, incompetent supervisors, poor communication or lack of collaborative working atmosphere among stakeholders has negative effects in performance of building construction projects. It was reported that in order to attain high performance in this area there should be proper project valuation using recognized and accepted methodologies, increasing project simplicity, avoidance of unplanned delays and proper accountability.en_US
