Abstract
Implementation of most construction projects involves main and sub-contractors. Management of sub-contracts does not always lead to desired results. This study aimed at assessing the impact of sub-contract management on performance of building projects with intention to improve the performance. The research focused on assessing the level of capability of sub-contractors in managing contracts, identifying problems which hinder performance of sub-contractors and propose mitigation measures. The objectives of this research were achieved through information obtained from 242 construction industry stakeholders by using direct interviews and questionnaires methods. The study was limited to Dar es Salaam and Dodoma regions. The results from the study indicated that, poor performance of the construction industry has existed for many tears. Procurement systems affecting sub-contracting performance include lack of management skills, lack of modern tools and equipment, poor planning by project managers and delayed payment to sub-contractors. It is concluded in construction industry. It is recommended that training be provided to contractors/ sub-contractors to improve their managerial and technical competence and assurance over their payment.
