    Factors influencing the demand for mortgage lending in Tanzania the case of Arusha and Kilimanjaro regions

    This study evaluated factors influencing the demand for mortgage lending in Tanzania. In order to achieve this, the researcher used a survey strategy whereby two regions (Kilimanjaro and Arusha) were selected. Various demographic factors were analysed as have been postulated by various theories and empirical studies. Demographic factors considered were: age, marital status, monthly income, employment status and the family size as postulated by various theories such as economic theories and Life cycle hypothesis. Therefore, these factors were analysed to assess their influence on the demand for mortgage lending. The study used questionnaires to collect primary data from respondents within the selected regions. The sample size consisted of 120 respondents in which 60 were from each region, subdivided as follows: 30 respondents were non mortgage users and 30 were mortgage users. This enabled a researcher to have fair comparison between the groups and to ensure that large samples are used. Data were analysed using SPSS, specifically, the independent sample t-test and the chi-square test were used. The findings of this study revealed that demand for mortgage lending is growing progressively and it is expected that it will continue to grow year by year. Findings further revealed that although demand for mortgage is growing but it is not to the extent to meet supply available. Among the demographic variables only monthly income and the size of the family influence demand for mortgage lending. The study recommends the following: the government and other financial institutions should sensitize their mortgage stakeholders and all citizens on the importance of the mortgage in improving their home and eliminate the myth that mortgage is .
