    Assessment of land as collateral in accessing loans from financial institutions: the Case of Rungwe District Council.

    This study aims at examining the effectiveness in the use of land as collateral in obtaining loans from financial institutions. The study was conducted in Rungwe District Council in Mbeya Region. The respondents were land owners, loan officers and land department officers. The sampling size involved 100 respondents who were from Rungwe District Council which is a case used to carry out this study. The main reason in conducting the study came after seeing that the people of that area have their own land, but owners themselves have no access to use land as collateral. The data sources were both secondary and primary. The Statistical Packages for Social Sciences (SPSS) and Excel were used to analyze quantitative data. Qualitative data were analyzed by cross tabulation and comparison of different views. Results were presented in description forms; tables, charts, and graphs. The findings of this research contain qualitative data which are simple to get interpretation from the graphs and tables obtained from the field. The study recommends that more knowledge should be introduced to land owners which will enable them to comprehend what is needed in the whole process of registering their land and then applying for loans.
