    Evaluation of the impact of building project organisation management on projects performance in Dar es salaam - Tanzania

    This is a study of the impact of building project organization management on project performance in Dar es Salaam Tanzania. It was prompted by prolonged projects delivery times, insufficient quality of the final products and exceeding budgets. It examined the awareness of construction stakeholders on the importance of project organization management; commonly adopted project organisation structures; factors currently used to choose types of project organisation structures and factors influencing the performance of project organization structures.The study adopted the quantitative research design. A total of 36 construction professionals including clients, engineers, architects and quantity surveyors from ten randomly selected building projects were interviewed.The findings revealed that stakeholders have positive concern on the influence of project organisation management on project performance. In Dar es Salaam, a structure prescribed by traditional delivery method was found to be the most frequently used for building projects. However, this method has been severely criticized for its inadequacies such as exclusion of contractor during project design which affects project quality and claims due to design changes.Basing on these findings, the following recommendations are presented: selection of project organisation structure must be done using criteria aligned to the objectives of the project; contractor selection should base on experience and competence and not on the lowest biding price; and communication and coordination plan should be prepared before project begins.
