    The effects of globalization on land ownership and control by men and women in bagamoyo district

    The primary objective of this study was to examine the effects of Globalization on land ownership and control by men and women in Bagamoyo District in this era of globalization. It also investigated the effects of globalization on land control and ownership. Lastly the study identified the effects of globalization based on gender perspectives. This study was guided by land conflict theory which addresses four dimensions of conflicts: scarcity competition; structural inequality of access; war for land; and revolution over land. The area of the study was Bagamoyo District particularly at Mapinga and Kerege Villages. The methods/techniques of data collection included interview, questionnaires and direct observation. The methods used for analysis were both qualitative and quantitative particularly by the use of Statistical Package for Social Sciences (SPSS). Generally, the study revealed that the majority of people especially poor men and women own small pieces of land compared with those with higher incomes and those with at least secondary education. The study also revealed that poor women are most vulnerable, particularly in accessing and owning land as an important resource in this era of neo liberal economy. The findings also show the reasons for continuing land conflicts in an area. Lastly, the findings discovered of one group known as “Mungiki” of Bagamoyo which is responsible for selling land of other people, thus increasing the land conflicts in Kerege and Mapinga villages. The study suggests the emerging policy implications to various stakeholders such as politicians, academicians, CSOs, Government etc. so as to incorporate land issues in the new constitution of the United Republic of Tanzania. Another recommendation is to provide education among the villagers so that they can understand the importance of land and the danger of giving all the land to investors and other people with higher income. Following official procedures in acquiring village land is emphasized in this report so as to reduce the possibility of increasing land conflicts and securing land tenure to villagers. Another important recommendation in this report is to remind investors to fulfill their promises made to villagers. Lastly, the report reminds villagers to have Village Land Use Plans and also taking into account women’s rights, especially in owning, inheriting and controlling land as an important resource.
