    An empirical assessment of relationship between mortgage finance and real estate performance in Tanzania

    This study was carried out in order to make an empirical assessment of relationship between mortage finance and real estate performance in Tanzania. It aimed at finding out the way it has picked up in Tanzania, the challenges it faces and suggest necessary actions and changes as appropriate whilst contributing to the limited body of knowledge on mortgage finance and real estate in Tanzania. Research work was analysed quantitatively both primary and secondary data were employed as they did help to triangulate the findings. The study employed questionnaires, interviews and documentary review as the data collection methods while data analysis was by use SPSS. The researcher interviewed 11 beneficiaries of mortgage lending, 3 individuals from Bank which are PFIs, 2 individuals from BoT, and 2 representatives from TMRC and CMSA. A total of 11 PFIs were consulted to supplement the ideas from the other stakeholders to Mortgage finance. The findings revealed that positive relationship was observed to exist between mortgage financing and real estate performance ( r=.280, (r2=0.0784) 7.8% p<0.1). There was also a significant relationship between constructs of mortgage financing: mortgage terms and mortgage interest in terms of performance of real estate. It was thus recommended that government and other financial institutions should sensitize their mortgage stakeholders and all citizens on the importance of the mortgage in improving their home and eliminate the myth that mortgage is a lifetime burden and it is meant for wealthy people.
