    Factors influencing adoption of building sustainability practices in Tanzania

    Effective implementation of building sustainability practices typically depends on level of awareness of key stakeholders of the construction industry. Lack of awareness of sustainable sound practices by the stakeholders, obstructions and strategies depicts gaps in the effectiveness in implementation of sustainable construction. This study aimed to examine factors influencing adoption of building sustainability practices in Dar es Salaam City. Specifically, it has examined influential and impeding factors and suggested strategies for effective adoption and implementation of building sustainability practices in Tanzania.Random sampling technique was used to select respondents from different categories comprised architects, engineers, quantity surveyors, building contractors and environmental experts in Tanzania. Primary data was collected through survey structured questionnaires. Data analysis employed a combination of computer based analysis program to test correlation among latent factors using Analysis of Moment Structures. These included Statistical Package for Social Science computer program, Exploratory Factor Analysis, and Confirmatory Factor Analysis. The study revealed that most of the respondents were not aware of sustainability indicators for building practices. Generally, this study found that building sustainability regulations, rules and codes are of great importance for the sustainability of construction industry. On other hand, inadequate assessment of risks contributes to poor implementation of building sustainability practices and compliance to the sustainability indicators. Lastly, the study recommended awareness rising among key stakeholders in the construction industry for efficiently implementation of sustainability practices.
